What is Aventuras Club?

The Aventuras Club is a Private Residence Club representing innovation in second home ownership, combining convenient hassle-free vacation property ownership with amenities of a luxury resort. Owners have the flexibility to enjoy personal use of all of our Clubs as well as to rent or exchange unused time with other owners.

What is a Private Residence Club (PRC)?

A. PRC is a Fractional Vacation Ownership Real Estate development owned by members and operated for their enjoyment. Each member owns a fraction, of a villa as well as an interest in the club facilities and common areas. In short, the owners purchase only as much time as they require for their vacation needs and are spared the challenges and pitfalls of trying to rent or maintain their property during the time that it is not used.

What are the advantages of PRC vacation ownership at Aventuras Club?

A: You can own your portion of a beautiful condo for a fraction of the price you would pay for full ownership of a unit. The condos are fully furnished by a professional resort interior decorator. The property is professionally maintained and managed, so the owners can spend their valuable time vacationing. Exclusive Club benefits include: elevator, fitness center, beach with private palapas and hammocks, 10-person outdoor hot tubs, free flowing swimming pools with cascading waterfalls, member's clubhouse, covered barbecue areas, bicycles and kayaks. Do my guests have owner privileges?

A: Yes, your guests are not charged any additional fees and have the same privileges as owners. Also, owners may allow unaccompanied guest their planned vacation periods at no additional charge.

How is ownership at the Aventuras Club, different than a typical timeshare purchase?

A: Although there are some similarities, fractional Home Ownership at the Aventuras Club is indeed different than purchasing a typical timeshare with a right-to-use. The key difference is "Ownership". At the Aventuras Club, you purchase a specific Condominium for a specific period each year; forever.

How often can an owner use their vacation property?

A: Fractional home ownerhship is for the period in the Condo you have purchased, every year forever.

Can I rent my Condo?

A: Owners may rent some or all of their allotted time. They may rent their unit themselves or use the service of a local rental company. All renters will be subject to strict guidelines per the Aventuras Club covenants and must leave an open voucher on a major credit card for any damages to the rented condo.

Can I exchange some or all of the time I own my Condo?

A: Yes, if you wish to exchange a week or more of your time to vacation at a different time of the year at one of the Aventuras Clubs you may request a trade with other Aventuras Club owners. The member's only section of our website can be used for soliciting trades or sales of your vacation ownership property, and promotion for your requests. In addition, Aventuras Club is a current member resort in one of the most exclusive exchange clubs in the world, designed only for the most luxurious fractional real estate and fractional ownership resorts. Lavishly decorated condominiums to million dollar single family residences are available at world famous ski resorts, golf courses, lakes, beaches and major metropolitan Cities. As a member of this Exclusive Exchange club you may request to trade one or more of your weeks for the opportunity to vacation at other similar luxurious resorts around the world. Can my fractional ownership interest be resold or transferred?

A: Yes, like any other form of real estate, your fractional interest may be resold, transferred, or bequeathed.

Where is The Aventuras Club located?

A: Aventuras Clubs are located on the Marina, Laguna and Beach within the seaside community of Puerto Aventuras, in the Mayan Riviera. Puerto Aventuras is a private "guard gated" community, located approximately 55 minutes south of the Cancun airport

What protection do I have that my Condo will be in the same condition when I arrive for my visit as it was the day that I purchased?

A: The Aventuras Club, covenants and guidelines have strict rules that govern the use and destruction of any of the club member's property. With daily maid service the Condo's will be visually inspected each day. If there is any damage identified at any time in any Condo, the manager will be immediately notified. The manager will then notify the responsible party and invoice that party for the repair or replacement of the damaged items.

Are there annual fees associated with vacation ownership in The Aventuras Club?

A: Yes, ownership dues pay for the professional management and operations of the Aventuras Club facilities. Included in these annual ownership dues are each owner's pro-rata portion of expenses, which include but are not limited to, utilities, maintenance, furniture replacement, common area expenses, blanket hazard and contents insurance, Homeowner's management fee, association owned amenity operation and upkeep, property taxes, and daily housekeeping. Every dollar collected of the ownership dues goes directly to the benefit of the Aventuras Club Owners. There is no developer commissions or fees attached to these dues.

What are the estimated ownership dues?

A: The ownership fees for each individually owned four week period each year are based on the prorated square foot size of each individual villa. Currently these fees are estimated from $1000 for a one bedroom villa, $1,650 for a two bedroom villa and $2,200 for a three bedroom villa.

Who determines the annual club fees and establishes the policies that govern the Aventuras Club?

A: The Homeowners Association member elected Board of Directors will approve the annual budget and associated club fees. The Board of Directors will be responsible for overseeing the property management company and enforcing the policies on all operations of the Club.

Who are the developers of The Aventuras Club?

A: Mr. Gary Gregg is a former Developer/Builder from Colorado, USA. Mr. Robin Hammond is a successful attorney from Cancun, Mexico. The Del Paso Family are a prominent Mexican family with many years of local business experience. The partners of the Aventuras Club have over 70 years of combined experience in the development, construction, marketing, sales and the practice of real estate law in both the USA and Mexico.

What are some of the services available to the Aventuras Club members?

A: Services at all Aventuras Clubs will include: management of all facilities and Condos, 6 days a week maid service, full interior and exterior maintenance. Services at an additional expense include: airport transportation, grocery shopping, private chef and babysitting.

What are some of the amenities available to The Aventuras Club members?

A. Large free flowing swimming pools with waterfalls, 10-person outdoor whirlpool tubs, elevators, covered barbecue areas, laundry facilities, a fitness center, members clubhouse, beach with private palapas, kayaks, bicycles and free golf cart transportation within the resort community of Puerto Aventuras.

What does Puerto Aventuras offer for Dining and Shopping?

A: Puerto Aventuras has a variety of dining options. Many of these restaurants offer outdoor dining adjacent to the Marina area where you may swim with trained dolphins. Intermixed with these restaurants are little shops that are located around a waterway with dolphins, stingrays and manatees.

What type of Activities and Entertainment are offered in Puerto Aventuras?

A: Puerto Aventuras offers more activities than any other resort community in the Mayan Riviera. Water activities include: swimming with trained Dolphins, Snorkeling in the calm clear seawater of our Caleta or our freshwater Cenote, Snorkeling and Scuba diving the beautiful reefs within view of our white sandy beaches, Kayaking the calm waters of our marina, deep sea Fishing from one of the many charter boats moored within our marina, riding the Caribbean Sea on one of our Catamarans, taking a ferry boat ride to Cozumel or just relaxing by the pool.

Activities available for those desiring to keep their feet on dry land include: Walking, Jogging or riding Bicycles on the quiet streets of our community or Exercising at the fitness center. For those that are competitive, you may challenge your partner or friends in a game of Tennis, Beach Volleyball or Golf at one of our facilities within walking distance of your Condo.

Is transportation available to and from Puerto Aventuras?

A: Yes, there is Van transportation from the Cancun airport at a reasonable fee. Rental cars and taxicabs are available once you arrive in Puerto Aventuras. Touring companies in Puerto Aventuras can arrange transportation to nearby sightseeing attractions and Mayan ruins. All activities, Dining and Shopping in Puerto Aventuras are within walking distance of your Condo.
